A water stain on the ceiling is often only the visible part of a roof problem. Water getting in through the roof soaks insulation, timber and plaster along its path, over time causing mould, rot and a risk of electrical faults. So when you notice a leak, you need to find where the water gets in, not just treat the stain.
Where Do Roof Leaks Usually Start?
Most roof leaks come not from the open field of the cladding but from details. The most common trouble spots are chimney bases, valleys where two roof slopes meet, ventilation outlets, parapet and wall junctions, and roof windows. Broken or slipped tiles, loose screws and seals, worn sealants and blocked gutters also let water in. If chimney base sealing and roof detail sealing are done poorly, even a newly clad roof can leak in the first downpour.
Leak Detection and Permanent Roof Repair
The first step to a permanent fix is accurate roof leak detection. The stain and the entry point are rarely in the same place; water can travel metres along the structure. That is why visual inspection is combined with controlled water testing and, where needed, moisture measurement. Leak repair follows once the source is confirmed; patches applied without finding it come back within a few storms. Where problems are widespread, full roof waterproofing with membrane or liquid-applied systems is the better investment.
Roof Insulation and Regular Maintenance
Often overlooked alongside leaks is roof thermal insulation. On top-floor flats especially, summer overheating and winter heat loss largely come through the roof; poor insulation can cause condensation, which is often mistaken for a leak. An annual roof maintenance and repair visit, ideally in autumn, that clears gutters, replaces broken material and checks junctions prevents most of these problems before they start.
